Audit + design plan
In-person walk-through, room-by-room photos, target-guest discussion, ADR goal alignment. Mood board and design plan delivered within 2 weeks. You see the direction before any commitment to sourcing.
Property enhancement
Lift your ADR and review scores with curated furniture, soft goods, art, and accessories — sourced and styled by a designer who understands what guests actually photograph.
On Airbnb, the first three photos do most of the work. A guest scrolls a search result in seconds — they're not reading your description, they're scanning the visual story your unit tells. A unit with thoughtful design, layered textures, brand-appropriate art, and styled vignettes books faster, holds higher ADR, and earns better reviews. A unit with builder-grade furniture and bare walls competes on price.
Interior Styling & Staging is the design layer most owners skip — and the one that compounds. We start with a style audit (what's working, what's flat, what's actively hurting bookings), develop a design plan grounded in your target guest, source furniture and decor through local + import channels, and execute a final styling pass photo-ready for re-shoot.
Pricing depends on scope — a refresh of an already-furnished unit is a different conversation than fully outfitting a new build. Walk-through and design plan are quoted upfront before any sourcing.
What ADR-lifting design looks like
Photo-ready in 4–8 weeks, every shot composed before the photographer arrives, and a 10–25% ADR lift after re-shoot. Design plan first, then sourcing — never the other way around.
In-person walk-through with photos of every room. Honest read on what's working, what's flat, and what's hurting your booking conversion. Mood board and design plan tuned to your target guest profile (couples? families? remote workers?) and your booking ADR target. Plan delivered before any furniture is sourced.
Sourcing through local Mexican design shops (CDMX, Mérida, Tulum), regional craftsmen, and import channels when needed. We coordinate with our preferred makers in Quintana Roo for handcrafted pieces (rattan, talavera, wood) that distinguish your unit from cookie-cutter builds. Lead times and delivery handled.
Layered textiles (linens, throws, pillows, rugs), original or curated art, ceramics, plants, books, and the small details guests photograph. Brand-appropriate without being themed. We avoid the predictable "Mexican beach Airbnb" set — your listing should feel curated, not cliché.
Before professional photography, we do a final styling pass — pillows fluffed, lines cleared, towels folded, plants watered, every shot composed. Coordinated with your photographer (or ours) so the photoshoot captures the unit at its absolute best. Listings re-shot with this level of styling typically lift ADR 10–25%.
In-person walk-through, room-by-room photos, target-guest discussion, ADR goal alignment. Mood board and design plan delivered within 2 weeks. You see the direction before any commitment to sourcing.
Itemized list with sources, costs, lead times. You approve before anything ships. Sourcing happens in parallel — local for fast turnaround, imports for the anchor pieces. Typical lead time: 4–8 weeks for full furnishing, 2–4 weeks for refresh-only scope.
Designer-led install — furniture placed, soft goods layered, art hung, accessories styled. Typically 2–3 days on-site for full furnishing, 1 day for a refresh. Small adjustments + tweaks based on how the space actually feels in person.
Final styling pass before photo day. Coordinated with your photographer (or ours). Listing photos re-shot, captions written, photo order optimized for the Airbnb / Vrbo first-three-photos rule. Updated listing live within a week.
You bought a delivery-ready condo and now have to furnish it. Doing this yourself remotely is a months-long Pinterest-and-WhatsApp marathon with mixed results. The service compresses it, sources locally where possible, and handles delivery + install. The unit is photo-ready in 4–8 weeks instead of 6+ months of you flying down.
Your unit was great in 2022, your bookings have flattened, and your photos look generic. A targeted refresh (new soft goods, art, key accent pieces, re-shoot) often lifts ADR 10–25% with a fraction of the cost of a full renovation. We aim small first, measure, then expand.
A long-term rental has tenant-grade furniture; a short-term rental needs photo-grade design + guest-ready accessories. The transition between rental modes is a natural moment to invest in styling — and the ADR jump from a well-styled short-term unit usually pays back the work within one season.
Custom — a refresh of an already-furnished unit is a different number than fully outfitting a new build. Design plan is quoted upfront with no commitment to proceed. Sourcing budget is yours to set; we work to a target. As rough orders: a refresh-only scope often runs in the low five figures USD; full furnishing of a 2-bedroom unit typically lands in the mid-to-high five figures depending on import vs. local sourcing.
Both. The design plan + audit are the highest-leverage piece — that's what determines whether the sourcing actually moves your bookings. Sourcing without a plan tends to produce a unit that "looks fine" but doesn't outperform comparable listings. The plan is the work, the sourcing is execution.
Yes — and this is part of the service. A new design without new photos is wasted. We coordinate the photoshoot (your photographer or ours), select the shot list, and update the listing with new captions and an optimized photo order. Re-shoot is included for full-scope projects; refresh-only scopes can opt in.
Yes. The audit identifies pieces worth keeping. We don't throw away a great sofa to sell you a different sofa. The plan respects what's working and only changes what's actively underperforming.
4–8 weeks from approval to photo-ready, depending on import lead times and how much we can source locally. Refresh-only scopes typically complete in 2–4 weeks. Both timelines include the post-install photo shoot and listing update.
Mostly, yes — short-term rentals are where styled design pays back fastest because every guest is also a marketer (photos to friends, reviews, repeat bookings). For owner-occupied or long-term-rental properties we do a lighter version focused on livability rather than guest-funnel optimization.
Ready when you are
