We walk the property (in person, or via video for remote owners), test current WiFi signal, photograph existing hardware, and map exactly what gets installed where. You get a written scope with line items and bundle options.

Quote + approval

Custom quote based on unit size, hardware brand choices, and any existing infrastructure we can keep. No surprise charges — you see every line item before we order anything.

Install + configure

Hardware procured locally where possible, installed in a single visit (typically half a day per bundle), configured, tested, and documented. Smart-lock codes, WiFi credentials, and camera access handed over to the owner.

Ongoing support

Battery monitoring, firmware updates, guest code rotation, camera storage management, and replacements when hardware ages out. Bundled into your Property Care fee or quoted per service as needed.

Individual services like smart TV setup or a single leak sensor run much less. Ongoing support is folded into your Property Care fee.

CFE outages on the Quintana Roo grid are short — usually 20–90 minutes — but frequent. When the router drops, everything connected to it drops: smart locks, cameras, sensors, and any guest's active internet session. A small UPS on the modem + router costs under $100 USD and keeps the whole smart home stack online through typical outages.

In Playa del Carmen proper with Telmex fiber, fiber is usually faster and more stable. Starlink is the right call for properties where fiber hasn't reached — Tulum jungle roads, beachfront palapa houses, Akumal, Xpu-Ha, and rural Quintana Roo. No. Smart Home & Automation is available as a standalone service for any property in our coverage area. Ongoing support (code rotation, firmware updates, battery monitoring) is most cost-effective when bundled with property management, but the install itself is standalone.

Yes, and we handle that. Exterior cameras are disclosed in your Airbnb / Vrbo listing per platform policy, with policy-compliant disclosure copy provided as part of the install. We never install cameras in bedrooms, bathrooms, or private interior spaces — exterior and entry-point coverage only.

We check HOA bylaws before quoting. Many Quintana Roo condos restrict exterior camera mounting on shared facades or rooftop mesh node placement. We work within those rules and flag them upfront — no surprises during install.
