Long-term rental management is 10% of monthly rent. Short-term and Airbnb management is 15% of booking revenue. Both include the $125/month Property Care base. Caretaking-only owners pay just the $125 Property Care fee.
Sometimes. Playacar Phase 1 and Phase 2 buildings each have their own STR rules — some require registration, some cap nightly rentals, some allow open use. We read your reglamento before the listing goes live. If short-term isn't allowed, our long-term Property Management service usually fits.
Depends on Phase, beach / golf adjacency, photo set, and channel mix. Phase 2 golf-course villas command the highest ADR; Phase 1 condos run premium-but-lower per night with higher year-round occupancy. We will share a specific range on the consultation call after seeing the unit.
Part of Property Care. We register guests with the gate, follow guest-quota rules where applicable, pay HOA dues on time, and coordinate move-ins around posted hours. Owners abroad don't have to deal with the HOA admin — we do.
Yes. Property Care without rentals: bill pay (CFE, water, HOA dues, internet), scheduled walk-throughs with photos, vendor coordination, monthly condition reports.
Yes. The 5% Quintana Roo hospedaje tax (RETUR-Q) is filed monthly for short-term bookings. Long-term leases are drafted under Mexican civil-law standards. Foreign-owned properties under fideicomiso are handled accordingly.
